Meadow Cottage is offered for sale by Private Treaty, negotiation, direct with the owners, Francis and Margaret Beasant.

The property has recently been valued by four local concerns specialising in period country properties in Northamptonshire. Their “valuations” varied by some £50,000. Whilst variance is inevitable with “a unique period property” and under the current volatile market conditions, differentials of this magnitude are less than helpful when pitching an asking price, or making an offer.

Clearly the valuers can’t all be right and arguably, they may all be wrong.

We therefore invite offers on £360,000, against the property’s value last year of £400,000 plus.

This figure is intended to reflect known local downward price trends over the period and passes on to the prospective buyer, savings made by avoidance of third party sales commissions.

For what it is worth, the asking price also falls within the range of recent “valuations”.
